Paradise Island: A Private, Waterfront Community on the Wando River

Nestled on the banks of the Wando River, Paradise Island is a private, waterfront community where you can enjoy all the natural beauty of the Lowcountry landscape.  With sweeping marsh views, mature groves of shaded trees and the quiet sounds of nature, you will instantly be shrouded in a sense of peace when arriving on the island.

Located just north of Mount Pleasant in Awendaw, SC, Paradise Island is located in Charleston County—three miles off of Highway 17.  It is close to many major services such as hospitals, shops, and restaurants and the beaches of Sullivan’s Island and Isle of Palms are just a short drive away.The island itself is 360 acres in size and offers 3 miles of deepwater frontage.  It is across the river from the north front of Carolina Park and also has views of the Park West, Darrell Creek and the Commonwealth neighborhoods from different points on the island.  It is a family-oriented community and there are between 60-70 homes already built on the island.  The developer anticipates annexation into the Town of Mt. Pleasant sometime within the next five years.

The Island Amenities & Infrastructure

In addition to the beautiful surroundings, another big draw of Paradise Island is that the infrastructure is already in place.  The island is serviced by Mt. Pleasant public water and public sewer, with multiple pump stations on the island that travel back to Mount Pleasant.  The carefully thought-out infrastructure plan minimized natural disturbances and was endorsed by the Coastal Conservation League to avoid the use of septic systems on a pristine river.  There are also paved roads, a curb and gutter system, and retention ponds with natural marsh grass on the island.There are also several amenities to enjoy while on the island.  There are miles of paved roads for running or walking your dogs, and there is a community boat landing and picnic area.  Located on one pristine acre of water frontage dedicated to the neighborhood, the boat landing is a focal point of the community and a great gathering spot.  There are 75 dedicated parking spots available to residents on a first-come, first-serve basis, a large dock and a paved ramp which extends to the end of the dock for easy in-and-out access to the Wando.  The property is managed by the HOA which has good neighborhood participation.

The Lots

The majority of the lots on Paradise Island are between ¾ to 1 acre in size and most have deepwater access.  All of the lots have marsh or other water views.
