The latest market reports for October 2025 are in, and we wanted to update you on the trends we are seeing specific to the real estate market for Downtown Charleston, Upper Charleston Peninsula, Lower Mt. Pleasant, Upper Mt. Pleasant, Isle of Palms, Sullivan’s Island, James Island, West Ashley, Johns Island, Folly Beach, Daniel Island, and Charleston County as a whole.

The market in Charleston County remains strong in terms of pricing, median and average sale prices continue to trend upward in many areas. The increase in days on market and higher inventory suggest that the market is shifting from a seller’s market toward a more balanced one. Buyers are still active (especially in a few areas), but they now have more options and perhaps more negotiating power.
