Charleston County’s housing market remained strong in June 2026, with new listings increasing 6.7% and closed sales rising 25.3% year over year. Home values continued to appreciate, with the median sales price reaching $768,500. While homes averaged 40 days on the market, buyer demand remained healthy. Overall, the market continues to demonstrate steady price growth, strong sales activity, and balanced conditions for both buyers and sellers.

South Mount Pleasant

South Mount Pleasant saw strong momentum in June, with both home values and sales activity increasing year over year. Rising inventory also gave buyers more choices while demand remained healthy.

  • MediaMedian sales price increased 16.8% to $1,401,500.
  • Average sales price rose 18.1% to $1,733,524.
  • New listings climbed 5.5%, providing buyers with additional inventory.
  • Closed sales increased 18.5%, while homes averaged 38 days on market.

North Mount Pleasant

Upper Mount Pleasant remained a steady market in June, with home prices holding relatively stable while buyer activity increased. Although inventory tightened slightly, strong sales indicate continued demand for well-priced homes.

  • Median sales price increased 0.7% to $1,000,000.
  • Average sales price rose 2.5% to $1,143,399.
  • Closed sales jumped 23.2%, reflecting strong buyer demand.
  • New listings declined 1.0%, while homes averaged 30 days on market.

Isle of Palms

The Isle of Palms luxury market gained momentum in June, with significantly higher home prices, more new listings, and increased buyer activity. While homes took longer to sell, demand remained strong across the island.

  • Average sales price increased 35.6% to $3,393,820.

Downtown Charleston

Downtown Charleston experienced a remarkable June, with luxury home values climbing sharply alongside a significant increase in buyer activity. Strong demand continued to absorb available inventory, keeping homes moving at a steady pace.

  • Median sales price surged 129.6% to $2,640,000.
  • Average sales price increased 90.3% to $3,750,925.
  • Closed sales more than doubled, rising 121.4%.
  • New listings increased 17.6%, while homes averaged 36 days on market.

Upper Charleston Peninsula

The Upper Charleston Peninsula market remained active in June, with a notable increase in new listings and homes selling much more quickly than a year ago. While prices softened slightly, buyer demand remained steady.

  • New listings increased 66.7%, providing buyers with more options.
  • Closed sales held steady year over year, with 16 homes sold.
  • Median sales price declined 9.4% to $987,495.
  • Homes averaged just 30 days on market, a 52.4% improvement from last June.

West Ashley

West Ashley saw a strong June, with higher sales activity, steady home price growth, and an increase in available inventory. Buyers had more choices than a year ago, while demand remained healthy across the market.

  • Median sales price increased 1.5% to $583,750.
  • Average sales price rose 12.5% to $714,676.
  • Closed sales climbed 29.9%, reflecting strong buyer demand.
  • New listings increased 10.7%, while homes averaged 30 days on market.
